TVS ILP Gears Up for NSE Listing After INR 1300 Cr InvIT Fundraise

Mumbai: TVS Industrial and Logistics Parks (TVS ILP), a key entity under the TVS Mobility Group, has successfully raised over ₹1,300 crore through a private placement of its warehousing-led Infrastructure Investment Trust (InvIT), attracting investments from top-tier global and domestic institutional investors.

The company has transferred 11 million sq. ft. of operational warehousing assets – valued at around ₹3,000 crore – into the InvIT, which forms part of a larger 20 million sq. ft. platform developed by TVS ILP across strategic logistics hubs including Chennai, Pune, Kolkata, Hosur, Kochi, and parts of the Northeast.

The InvIT is set to be listed on the National Stock Exchange (NSE) on July 8, making it one of India’s most notable privately-placed logistics infrastructure offerings to date.

“This marks a significant milestone in India’s warehousing investment landscape, showcasing investor confidence in logistics-focused infrastructure platforms,” said a person familiar with the deal.

TVS Logistics Park is structured as a joint venture between TVS Supply Chain Solutions and Ravi Swaminathan & Family.

The capital raise aligns with recent regulatory efforts to enhance the ecosystem for privately-placed InvITs transitioning into public ones.

In February 2024, India’s first privately-placed warehousing and industrial parks InvIT, NDR InvIT Trust, had raised ₹880 crore, later listing on the NSE. Following that precedent, TVS ILP’s fundraise signals the growing maturity of India’s logistics and warehousing asset class.

Adding momentum, the Securities and Exchange Board of India (SEBI) on Tuesday issued a draft circular suggesting simplified norms for such conversions, proposing that public issuances of privately-placed InvITs be treated as follow-on offers, streamlining compliance and disclosure obligations.
